It's the major theme of each act.

AREA: Sets up everything, ie. the area, lay of the land.

SECURITY: "Freedom from doubt, anxiety and fear", shows that the soldiers are just people, and that they've got more in common than not. It gives them security.

JOINT: Where two things are joined. It can be taken two ways, 1. it's where the events of the first and second acts meet, and 2. it's where the facts of the event meet the fiction.

and... jsa stands for joint security area ;)

Not sure what you're asking, but JSA is the area inside the DMZ where the border is between the two big buildings. Like, the photo at the end, it shows the border @ the jsa.

He's asking, why the appearance of these words as if they are chapter headings for different sections of the film. You may not have seen it.
