How did they know she was a mess/depressed?

They didnt know from her since a long time ago when she was married

It seems as though the town had news of Mavis "through the grape vine." Mavis mocks Mercury for being a small town, and the people in small towns often know about everybody's business -- at least that is the cliche.

Her parents also found out she was back in town somehow.

Because if you are 37 single woman with good job, but no man and no crying kids on your shoulders, then in their minds, there must be something wrong with you.

@ DianaLis,

Yes.

That certainly is the cliché, but I don't think that's what Cody is saying.

Her behavior gave her away. It might have gone unnoticed for those that didn't knew her but for people that had to interact with her, specially if they knew her since highschool, it was obvious.

Buddy's wife is psychotherapist of some sort. When they are in the house together Mavis asks about a chart showing different emotions and the wife explain that she uses it when working with children who have mental problems and learn emotions cognitively. Mavis ask what if you fell neutral, easily translated as "I feel neutral." They probably thought that they should show her some support. Although I think saying she is depressed was jumping to conclusions on townsfolk’s part. A lack of emotion can mean tons of things: antisocial personality disorder, schizoid, post traumatic etc.

In addition to your post I think Buddy had also been telling Beth about everything she did and said after each time they were with each other.

By the end she had seen and heard enough to make the mental health / depressed conclusion and made him invite her to the naming ceremony out of sheer pity.

Keep in mind when watching movie there is often a distinct Point Of View. In Young Adult, we are seeing everything through Mavis' eyes. She sees herself as looking impressive, but people around hercan see she is mess.

That is a good point, TheBoogieManGetsDown.

Matt and the Lady at the clothing store are horrified by her plan of taking back her now married high school boyfriend. She is delusional. Why on earth would purported successful author be interested in her happily married ex boyfriend? All her attractiveness, success and well-being was all in her head.

A common epidemic, if not on the scale that Mavis showed. I've dated umpteen 30-something ladies and many show similar traits as Mavis did in the film. Heck, even Charlize herself got divorced and then adopted 2 kids in her own life - might explain why she fit the part so well.

Because at that point---Buddy prob told Beth they had kissed, as they seemed like a healthy trusting couple. He was trashed, Mavis was manipulating him like crazy in that moment. Not that it was right, but Beth seems forgiving and more carefree and still trusting in their marriage which did seem solid. Also it was obvious Mavis was there "for real estate" but spending her time hanging all over someone's husband with a child. She made that delusional speech in the babyroom which freaked Buddy out. And everyone couldn't understand why Mavis randomly after 15 years came back to their town, to all of a sudden hang out with a married couple with a new baby and be completely flirtatious with him not even trying to hide it. She was putting on a facade, and it was obvious.

I was confused about that too...I understood why after she appeared in Mercury they could figure it out but unsure of how Buddy and his wife knew it when they originally emailed the invite

Because she shows up out of nowhere after many years, starts coming on to her happily married ex boyfriend, and is shitfaced most of the time. It doesn't take a lot of insight to perceive that someone like that is a mess.
